LANDLORD REPRESENTATION AND COUNSELING:
* Generate leads, make sales calls and negotiate lease terms.
* Negotiation of the following:
1. Rate, Term, Escalation
2. Tenant Improvement Allowance
3. CAM Charges, Expense Stops
4. Term
5. Credit Enhancement
* Marketing of the Project, print, Web based initiatives, and selection of venues.
* Coordinate Marketing effort with Web Site presence, brochures and marketing
company (where applicable).
INVESTMENT SALES AND FEASIBILITY ANALYSIS:
* Produce Prospectus.
* Identify Prospectus.
* Analysis of Project in relation to market.
* Narrow prospects down to qualified list of potential investors.
* Provide preliminary due diligence summary for prospect review.
* Negotiate, review and make recommendations to Client on purchase.
SITE/LAND SELECTION:
* Coordinate site selection.
* Collection and analysis of primary market data relative to site selection such as:
1. Traffic volume and patterns
2. Municipal and Governmental Zoning Regulation
3. Comparable pricing for land development costs
4. Consideration of development cost (topography, geotechnical, utility availability, capacity, etc.)
5. Access/visibility restrictions
6. Land Utilization restrictions
7. Comparable land sale information
8. Overall due diligence
* Coordination of third party reporting on topics of Appraisal, Geotechnical and Environmental.
* Effect transaction from negotiation to acquisition to close.
